The Wain House

Originally commissioned in 2003 John C Goom Architects have continued to work for the Whittington Court Estate at Whittington on a rolling repair scheme.
Whittington is at the heart of the Cotswolds located near to Cheltenham. Many of the existing Cotswold stone cottages date back to the 17th Century. The clients’ aim has been to sensitively repair each property and bring them back in to use.

Many of the cottages had remained vacant for many years and had deteriorated in condition to the point that some were virtually derelict.

In addition to the projects listed below we have also conducted a small repair contract on Whittington Court itself in 2005 and more recently have completed a comprehensive options appraisal for conversion of serveral of the surrounding farm buildings in to larger domestic accommodation.

No.29 Ivydene – Completed 2003 – £76,000.00
This was one of the initial repair projects undertaken by the practice. Works included minor structural repairs plus overhaul of the internal finishes. Additional timber studwork and a new staircase was installed to provide a bathroom and additional bedroom.

No.20 – Completed 2009
Taken up to RIBA stage E (planning and listed building consent) only and construction was completed internally by the trust.

Structurally no.20 fared reasonably compared to other properties in the village and with the exception of re-roofing only minor external alterations/repairs were required. Internally the 1st floor structure was replaced (retaining principle beams where practicable) and walls stitched at junctions. Modifications to the 1st floor layout allowed provision of a dedicated bathroom, which the property previously lacked.

No.22 & 23 – 2012/13 (£125,000.00 repair phase only)
was completed as a single project. These 2 adjoined semi-detached properties were in very poor condition before work began. The front wall had begun to lean after failure of the roof structure, resulting in a collapsed first floor and ceiling structure. In addition the northwest corner (to the rear) of No.22 had begun to crumble away due to water ingress.

An initial repair phase was completed in 2013, which included re-roofing of both properties plus extensive internal repairs.  Due to the collapse of the first floor structure a new first floor was inserted that tied the front and rear walls together.

In addition to these repairs, a rear extension was included in this phase of work, which provided much needed Kitchen and bathroom facilities (previously lacking) to each property bringing them in to a more viable use. The extension also gave necessary structural support at the rear of the properties, ensuring future integrity.
